Lean is a comprehensive management approach to deliver the most value from the customer’s perspective while consuming the least resources.  Simply put, Lean is about eliminating waste in all forms.  The use of Lean Construction techniques results in improvements in design team and trade contractor relationships, communication, scope definition, coordination, cost and schedule performance.  The degree that a lean construction project differs from traditional forms of project delivery depends on the willpower and expertise of the owner and the contractual relationships of the design and construction parties involved in the project.

Similar to Lean, Integrated Project Delivery (IPD) is a collaborative approach integrating people, systems, and practices to optimize project results, increase value to the owner, reduce waste, and maximize efficiency throughout all phases of design and construction.  The owner, architect, project manager and contractor all work under one contract agreement beginning early in the design process and continuing throughout to project turnover.  An IPD team is guided by mutual respect and trust, collaborative innovation and decision making, early goal definition and open communication in order to yield a successful outcome.  Risk and reward are collectively managed and shared by the entire team.

Integrated Project Delivery uses business structures, practices, and processes to collaboratively use the talents and insights of all participants in the design, construction and fabrication process. Beginning when the project is first conceptualized, the integrated process continues throughout the full life cycle of the facilities.
