Peabody Union, completed in 2025, is a 1.2-million-sq.-ft. mixed-use development located along the Cumberland River in Nashville’s South Bank neighborhood. Spanning five acres, the two-building project brings together residential, office, retail, and public spaces to create a vibrant, pedestrian-oriented community. Designed as a catalyst for long-term growth, Peabody Union establishes a new urban anchor along the riverfront while strengthening connections between downtown Nashville and the surrounding neighborhoods.
Peabody Union includes a 27-story, 480,000-sq.-ft. residential tower with 355 luxury apartment homes and a six-story, 250,000-sq.-ft. Class A office building topped by a green roof. The development also features 50,000 sq. ft. of retail and restaurant space organized around a central plaza that activates the streetscape and supports daily engagement. A four-level underground parking garage with 1,050 spaces preserves walkability at grade while efficiently serving residents, office users, and visitors.
Extending beyond the buildings themselves, Peabody Union prioritizes public access and outdoor experience. The project incorporates a river overlook and the Bluff Landing greenway connector, creating a seamless link between the development and Nashville’s broader trail network. Landscaped open spaces, pedestrian pathways, and public art installations reinforce the site’s role as both a neighborhood destination and a gateway to the Cumberland River, blending private development with meaningful public benefit.
