Turner successfully completed a first-generation tenant improvement project for Deloitte in downtown Austin. Deloitte’s unique and customized Class A office space spans over two floors at 500 W. 2nd Street. The new space is in the heart of the 2nd Street corridor and adjacent to restaurants, retail, entertainment and live music venues, residences and outdoor amenities including the Ann and Roy Butler Hike and Bike Trail and Lady Bird Lake.
Each floor is comprised of its own unique layout with separate lead designers working with the Turner team for the two floors. The floors also feature a range of finishes from custom tongue-and-groove wood in the kitchen to industrial garage doors with 57 lighting types throughout. Each office space includes partition-controlled meeting spaces with integrated audio-visual controls, open seating spaces, collaboration rooms and a variety of custom finishes. Constant collaboration, communication and flexibility were required by the Turner team in delivering this new space for Deloitte.
Throughout the life of the tenant improvement project, the base building was also under construction posing potential challenges to our team. To minimize our team’s impact and disruptions, several meetings were held with Deloitte, the building developer, and the base contractor to coordinate the work of all construction. Midway through this fast-paced construction schedule, Deloitte elected to completely change the architectural finish and installation of the main corridors in this space.
Through effective communication and diligent efforts, the Turner team was able to make the changes and complete them within the original schedule's timeframe. The team's successful and comprehensive scheduling efforts allowed Deloitte to occupy their new revolutionary office space as planned in the original schedule.
