Boston Properties, 145 Broadway

Sustainable Headquarters in Kendall Square

The new 145 Broadway tower serves as the consolidated headquarters for Akamai Technologies in Cambridge. Turner was the construction manager for both the core / shell and tenant fit-out. The project replaced an existing four-story 80,000 sq. ft. brick building with a new 643,000 sq. ft. state-of-the-art, 21-story facility, consisting of office space, retail space, and a five-level, 154,000 sq. ft. parking garage.

This project received LEED-CS v4 Platinum. Akamai’s new headquarters achieved WELL Certification and received “Regional Best Office/Retail/Mixed-Use 2020” by Engineering News Record.

SourceBlue Strategic Procurement

With the help of SourceBlue, the Project Team procured and installed a prefabricated mechanical penthouse on super skids. This process effectively shortened the project schedule, resolved logistical challenges, and improved overall safety. 

Sustainable Features

Designed for long term viability and sustainability, the project features active chilled beam cooling system that circulates 100% fresh air throughout the building, high performance curtain wall, green roofs, a rainwater harvesting system that collects water from the roof, providing 20% of the water consumed by the building, solar panels, bike room, electric vehicle charging stations, and carpool van parking spots.
