Turner provided Progressive Design-Build delivery of BART's new headquarters in Oakland, California. The project consisted of a complete interior fit out of a ten-story building. The scope of work included a lobby on the ground floor with a BART boardroom and a street-facing public retail suite. The upper floors include seven typical open office floors, executive offices, conference and break area amenities, a security office and work rooms. There is also employee access to a small rooftop deck. Project includes Target Value Delivery of programming, design and preconstruction activities. The project is LEED Gold Certified.
BART Headquarters was a milestone project for the community. The project team achieved 36% local business utilization, 17% minority owned business utilization, 10% women owned business utilization, and 13% African American owned business utilization. In order to achieve these goals, Turner partnered with 25+ community organizations to expand our reach, holding multiple outreach meetings specifically for these underrepresented businesses, which featured 349 firms and 141 specialty contractors. Over 60 matchmaking sessions were held as well. Throughout construction the entire project team was committed to ensuring their local business partners were successful and supported them through mentoring in key areas, including project administration and billing, project execution and ultimately close-out. Many of these underrepresented businesses were also enrolled in Turner School of Construction Management throughout the project.
This project was recognized as the 2022 ENR Best of the Best Tenant Improvement / Interiors Project, the 2022 IPI Diamond John L. Martin Partnered Project of the Year Award, a 2022 IPI Sue Dyer Innovation Award, the 2022 ENR Calfornia Best Tenant Improvement / Interiors Project, the 2022 CMAA Best Project Under $100 Million and the 2022 CMAA Best Overall Project.
