Akamai, Headquarters Fitout at 145 Broadway

Sustainable Headquarters in Kendall Square

Akamai’s 475,000 sq. ft. headquarters within Boston Properties’ 21-story tower at 145 Broadway was designed by Sasaki to achieve WELL Certification. Using a wayfinding design feature, tenants are able to travel from the lobby to the top floor and down again on a mile-long path, which is connected by intersecting light fixtures, reveals and stripes. These stripes continue through the space in various elements, such as fabric panels that are interrupted with custom metal angles, polished concrete floors with poured epoxy designs, ACT ceilings with Axiom trim bisecting across the open office areas, custom pre-cast stair treads with ceramic tile of different thicknesses in custom installation orientations, herringbone intersecting with metal trim, and poured epoxy floor adjacent to ceramic tile to emulate wood plank. 

This project received LEED-CS v4 Platinum. This project received “Regional Best Office/Retail/Mixed-Use 2020” by Engineering News Record.

Sustainable Features

Designed for long term viability and sustainability, the project features an active chilled beam cooling system that circulates 100% fresh air throughout the building, high performance curtainwall, green roofs, a rainwater harvesting system that collects water from the roof, providing 20% of the water consumed by the building, solar panels, bike room, electric vehicle charging stations, and carpool van parking spots.
