Builder $300 Million and Over | Winner
IQHQ Research and Development District (RaDD) — San Diego, CA
Turner successfully delivered the IQHQ Research and Development District (RaDD), a 1.7-million-square-foot, mixed-use life sciences campus located along San Diego’s downtown waterfront. The project was recognized as the winner of the “Builder $300 Million and Over” award for its scale, complexity, and execution.
Developed by IQHQ, RaDD spans six city blocks and includes five architecturally distinct buildings designed to support life sciences research, office space, retail, dining, and community amenities. The campus integrates more than five acres of publicly accessible open space, reconnecting downtown San Diego to the bayfront while supporting the region’s growing life sciences and technology sectors.
Turner began construction in October 2020 and completed the project in May 2024. With a total construction volume of approximately $987 million, the project required extensive coordination across multiple high-rise laboratory buildings, a continuous below-grade parking structure, and advanced mechanical, electrical, and plumbing systems to support future research uses.
The RaDD campus was designed by Gensler, with a focus on flexibility, sustainability, and connectivity. Each building incorporates outdoor terraces, a central pedestrian paseo, and high-performance building systems. Multiple buildings achieved LEED Gold certification and WiredScore Platinum, reflecting the project’s emphasis on sustainability and digital infrastructure.

Builder $10 Million to $50 Million | Winner
The SFO Terminal 3 West Interim Corridors — San Francisco, CA
Turner delivered the San Francisco International Airport’s (SFO) Terminal 3 West Interim Corridors, a design-build aviation infrastructure project at San Francisco International Airport that supports the ongoing modernization of Terminal 3 West. The project was recognized as the winner of the “Builder $10 Million to $50 Million” award for its innovation, complexity, and execution within a live airport environment.
The project includes two elevated interim corridors designed to safely route passengers around active construction while maintaining secure circulation and full gate operations. Delivered as a one-and-done prefabricated solution, the corridors are approximately 440 feet on the east side and 1,000 feet on the west side, preserving passenger flow and operational efficiency at one of the nation’s busiest airports.
Completed in 2024, the project required precise coordination to prefabricate, transport, and install 11 fully finished corridor modules over consecutive overnight moves, all while minimizing impacts to airport operations and saving approximately five months on the overall schedule.
The SFO Terminal 3 West Interim Corridors were designed by Gensler and TEF to function as a near-permanent passenger experience despite their temporary nature. Each corridor includes complete architectural finishes and integrated mechanical, electrical, plumbing, fire protection, security, and life safety systems, designed to feel seamless within the existing terminal environment.
The project establishes a new standard for temporary aviation infrastructure, demonstrating how modular construction and design-build delivery can enhance safety, efficiency, and passenger experience while supporting large-scale airport modernization.
Turner congratulates its project teams, partners, and clients whose collaboration, expertise, and shared commitment to excellence made this recognition possible.
