250 South Wacker Renovation involved exterior, interior MEP and base building renovations to the 280,000 square foot, 16-story building. The building received a new façade with a contemporary translucent metal-panel system. Exterior renovations included extensive restoration and recladding of the entire building which required all new window walls, curtain walls and panel façade. The lobby atrium was replaced with a new glass-enclosed atrium and lobby.
Interior renovations included an all new MEP systems throughout the building. All MEP systems were design/build, which required extensive coordination between trades and gaining a clear understanding of how the owner wants the building/space to function. The MEP systems renovation involved the retrofit of a conventional induction cooling system to a chilled beam cooling system. This “modern” type of cooling system provides an energy efficient, cost effective alternative to traditional cooling systems. The interior renovations also included the refurbishing of seven elevators with new cab, finishes and refurbished motors.
250 South Wacker is a LEED registered project and is pursuing LEED-EB (Existing Building) certification.
