The Hilton Garden Inn Washington DC/Georgetown is a 168,000 square foot, four-star hotel situated on M Street in the city's West End neighborhood.

With 238 guest rooms, the LEED Silver hotel's amenities include a 24-hour fitness center, a 24-hour hotel store, a heated rooftop pool, an attractive garden terrace, 3,000 square feet of flexible meeting space and a 24-hour business center as well as a 155-seat Café Deluxe restaurant with rentable private dining space and a sliding storefront that can be opened in good weather.

In addition to the features and amenities above, the property also includes two levels of subsurface parking for 53 cars and one level of meeting space.

Construction required underpinning of the adjacent facilities and the building is poured in place, post-tension concrete, common in the Washington, DC market. The facade consists of rainscreen, curtainwall at the street elevations and brick with punch windows at the rear elevations. The unique exterior of the hotel includes various façade elements, such as terracotta, metal panels, stone, curtain wall, brick, architectural precast concrete and punch windows.

Extensive sub-surface utility work, including tie in sand improvements to original utilities, was required below 22nd Street and M Street.
