An expansive 85-acre property, comprising of five former Texas Instruments buildings into an amenity-rich multi-tenant campus. The approach was to open up the formerly secure buildings, adding glass and creating portals that organize the campus to facilitate users’ understanding of circulation throughout.

The scope of work included fully integrated walking paths and landscaping to tie the individual campus structures into one cohesive look and feel; exterior lighting to highlight the pathways and provide decorative lighting to promote after-hours activities; campus internal fire lanes, roadways and utility infrastructure as well as a TxDOT deceleration and acceleration lanes for main artery highway access. Also, a uniquely designed ground-up parking garage with 315 spaces, two-bay parking structure with single-bay expansion and electric car charging stations.

Features of the space include dynamic workspaces, a 33,000 square foot fitness facility, including refurbishing the outdoor swimming pool, a pool deck with custom fencing as well as refinished floors in the full size basketball courts, and extensive outdoor amenities that elevate the property into a destination for a wide range of tenants. The development also includes a 7,500 square foot, seating for 400, food hall style restaurant with four food stands, an outdoor patio covered for additional dining.
