The 96,000 square foot light manufacturing and commercial facility for the Erie County Industrial Development Agency is made up of 43,000 square feet of light manufacturing space and 23,000 square feet of green commercial office space.

The facility is being designed to meet LEED Platinum certification as well as to achieve Net-Zero Energy. It uses geothermal field, a photo voltaic field and a wind turbine to drive down resource loads and then generate renewable service.

The abundance of generated service will offer an environment with the opportunity for tenants to achieve a net zero utility expense at the end of each year through on site production. High performance architecture will take advantage of sustainable features such as day-lighting, thermal chimney draws, shading, and natural ventilation.
