Turner provided preconstruction and construction management services for a 21-story, 670,000-square foot high-rise office tower in the heart of downtown Nashville. The Class-AA office building includes 330,000 square feet of office space that spans 11 stories with a ground-level lobby and high-end retail space, built on top of a 10-story, 340,000-square foot, 980-car parking garage. The building features an array of amenities including an indoor-outdoor sky lounge overlooking downtown, destination dispatch elevators, a 50-seat training room, a fitness facility, locker room, and a micro-market that serves meals and snacks. The project also involved associated site work on a tight urban site at the corner of Demonbreun Street and 12th Avenue. The project is pursuing LEED-Silver certification from the U.S. Green Building Council.
Located on a 3-acre site in the Gulch neighborhood, 1222 Demonbreun is the first phase of a three-tower, mixed-use development. Future phases of the development will include residential and hotel towers.
