300 Santana Row, Retail/Office Building and Parking Garage

300 Santana Row is a new and exciting marquee building in the prestigious Santana Row neighborhood. The project consists of a five-story core and shell, mixed-use retail and office space with an adjacent three level Parking Garage. The building is comprised of approximately 15,000 square feet of Premium Ground Floor Retail Space and 65,000 square feet of Class-A Office Space on floors two through five. The structure is engineered with steel brace frame and slab-on-deck concrete.  The exterior wall is a design-assist combination of curtain wall which included unitized, stick wall and storefront systems of glazing.  There is a unique “double-skin” curtain wall on two elevations. The balance of the exterior is metal stud framing with exterior plaster. 

300 Santana Row contains a number of unique green features added by the Studios/Turner team, such as a complex, dual glass curtain wall system. Both environmentally conscious and technologically advanced, the doubled-skin curtain wall system utilizes a set of louvers, at roof level, that will respond to temperature and solar levels, opening in the summers for cooling purposes and closing in the winters to retain solar generated heat. A system of this complexity has never been attempted in similar climate conditions. Another feature is automated window shade system, installed on the west side of the structure, at the exterior unitized curtain wall system, that is tied into the buildings BMS and activated by a temperature and solar sensors. The shades are programmed to be deployed incrementally (10%, 20%, 50% & 100%) depending on the temperature or solar intensity. These two features represent not only the solution to the climate challenge, but also the sustainable aspect of the building generating a 15% reduction in energy use. Through similar design features the building, which was originally intended to achieve LEED Silver Certification is now aiming for LEED Gold level.
